Toledo it's been a long time this is important stuff that you're doing right I get what you're doing it you know i think you've described it once or twice as maybe sort of being the carfax of real estate right where there's a real record going on of not just ownership but more importantly all the things that have happened to the home so that that's not a mystery a flood is not a mystery like you wouldn't want to buy a a car that was know soaked in mud for three weeks uh after a flood right you wouldn't want that car even if it'd been vacuumed right you want to know if a house has been through that kind of experience where did this idea come up for you how did you think about this

yeah well um when i was working with with people that were buying houses a lot of times we find that there's disclosures for the for sellers that need to um you need to disclose the things on their house but there's exemptions for it such as if you were flipping a house you don't have to disclose anything about the house because you never lived in the house or if there is um a uh like an estate where the the family is selling mom and dad deceased home um or deceased mom and dad's home uh they don't have to disclose anything on the house uh and there's also things that by hiring an inspector to come in there are times where they can't inspect things they can't see behind the walls of course and they can't see they can't really test an air conditioning unit during the winter time or a sprinkler system a lot of times they don't touch those um and so there's there's a little bit of uh we can get a good snapshot of a house with an inspection but we don't really have the history of a house and i talked to a lot of homeowners that have purchased a home within the last three years and i find that they spend between a thousand to two hundred and fifty thousand dollars on repairs that they didn't anticipate when they moved in so that's kind of what i saw on real estate happen

I had somebody that gave me a piece of advice a long time ago that said, Cindy, you don't want to give birth to a full grown human.
