Corby, did you want to add anything to Nolan's presentation there? No.
57:55
Hey, Corby Rust, Land Plan Engineering.
57:58
My role in this was to revise the site plan for the special use permit.
58:04
And the revised site plan simply adds the covered patio structure and a small sidewalk.
58:11
I think it's important to note this is a professionally designed and architect designed structure.
58:16
It's going to be a professionally constructed structure.
58:21
So it's substantial, designed well.

discussion from you? Where was it scratched out with no seating, just out of curiosity?

Applicant?
64:22
Hi, Commission.
64:22
Corby Rust, Land Plan Engineering.
64:26
You'll remember I was here last month talking about annexation and rezoning for land west of K-10.
64:35
That was all part of this west of K-10 sector plan.
64:39
And I only bring that up to say that that went to city commission last week.
64:46
And the big talking point was density, density, density.

Is there something about the process that requires them to be considered? Yeah, so as far
86:15
Uh, the applicant here would like to make a presentation.
86:23
Good evening, Commission.
86:24
Corby Rust, Land Plan Engineering.
86:27
Um, you've already asked a lot of good questions, as did the Planning Commission and the County Commission, so I should have a lot of answers for you tonight.
86:35
Um, one thing I will reiterate that came out of those meetings is this is just the beginning.
86:42
This is the start.
86:43
There's so many more questions that are gonna be answered during the platting process and the site planning process.

23 MINS LATER

109:39
Mm-hmm
43:23
And is the applicant present? Can
43:32
you turn it? Good evening, Commissioners.
43:38
I'm Corby Rust, Land Plan Engineering.
43:41
And I've been, as you probably guessed, working on this one for a while.
43:46
Again, the area of annexation, 288 acres.
43:51
Five distinct zoning districts.
43:54
The 126 acres of commercial center gives us quite an array of potential land uses.
46:37
and residential development.
CourtneyPANELIST
18:39
It, is that on purpose or is that-
18:42
That is on purpose.
18:43
This is a very unique situation because you have existing city limits, and then you have, as you go east, you don't have city limits across the KDOT right of way, and you don't have it for a while across KDOT right of way.
18:58
So in this case, we couldn't annex east.
19:02
Um, we would be taking in a county road.
19:05
That creates maintenance problems and whatnot.
19:07
[clears throat] So in this situation, we have the horn up top, and we have the strip between the two tracks, and that's, that's how we get to be continuous to, to touch existing city boundary.
21:47
Um, Corby, you want to answer the, the question about-
CourtneyPANELIST
14:32
For something like this, I guess the question is, where does that money still come from? Does that come from the developer, or does that come from, do we have a fund for that?
14:42
I can answer that.
14:43
Corby Rust Land Plan Engineering.
14:47
There has been negotiations already between the developer and the rural water district, and there is a price per acre negotiated price, and the developer does pay that.
