so so that that question specific to our to our model obviously so my model is is different to other other developers models so they would have a different answer to that question um we I'm an old PRD guy, so I come from PRD, Gordon and Archie Douglas.

So I read Cleosy's report a few years ago, and it said that the price difference between beachfront and non-beachfront should be 30%.

And at Palm Beach, where you are, it's currently 100%.

And by the end of it, you'll get a bit of a feel like, how is it going to, A QS, is it just meeting with builders? How do you give yourself confidence to then put your balls on the line and go, there's a deposit, I'm going for it? Especially that first time you kind of get into that, I'm assuming it will be an interesting journey.
