Well, the cool thing with, I'd say what I love about mass timber delivery, it's about sending a prefabricated kit of parts to the construction site so that IKEA references is definitely spot on.

But what I think has really changed some of the delivery as a general contractor, when you're dealing with these massive pieces of wood and we're talking 10 feet wide, 60 foot long, seven inches thick of solid wood, you don't want to be drilling through that out in the field.

So you have industrial CNC machines that come in and cut out all the mechanical penetrations, square up the panels and everything like that.

And what it forces the team to do is coordinate the job prior to sending it out to site.

And that coordination is really about... leaning into building information modeling.

And what we find is that our buildings are easier to come in and build.
