I'm guessing that might not be the case.

It's a little bit more than that.

So in its size, nearly a billion dollars, that actually would make it close to mega project territory.

And so this is a big piece of infrastructure.

Roads are certainly not something that Dubai is unpracticed in.

This is very much highway construction is something that Dubai is good at.

But the piece that makes this a little bit more complicated is the highway structures.

Was this road on that master plan already? Has everyone in the know sort of known it was coming?

Am I reading it correctly? Is it as big as it appears to be?

Yes, this is quite a big addition to the network.

As you say, it's called the Al-Maidan Road.

street development so it is some new partly new road partly redeveloped existing road 1.16 billion as you said 17 kilometers and 3.7 kilometers of bridges within that and it does create another north south corridor.

So not only will it help the traffic on the E44, it will also help it on the E311 and the MBZ road as well.

So it doesn't run exactly parallel.

But if you could imagine, if you like, a triangle where the E44 and E311 meet over in the southern part of Dubai and then they kind of diverge and then actually you have this triangle.

Is there a danger? I know you said they model it, but whenever you add more road capacity, more cars eventually fill the space because we know that people in Dubai love their cars.

How significant is this announcement, you know, in terms of delays to construction?

Yeah, I think so.

We we first started talking about this back in March and we were that was really the third week of the war.

And I think the whole industry was then trying to get trying to adjust to a supply chain shock that it had not had before.

And so there's no doubt about it.

There was talks of significant potential, significant cost increases and time increases as well.

And I think it's true to say that since then, every current construction project of any size has experienced either cost increase or time delay to a greater or lesser extent.

Should developers or are developers now budgeting for both longer delivery times and the expense of projects?

And I think the blue line itself is significant.

And this particular milestone builds on that.

They've achieved it very quickly.

The original were programming maybe 17, 18, maybe 20 meters a day, but they were actually achieving 30 meters a day.

With this new machine and indeed this new machine is is Chinese built and the Chinese railway and rolling stock company is part of the consortium Building designing and building the line and they are specialists in designing tunnel boring machines so the tunnel boring machine itself is is specifically designed for this particular project.

What do you have to take into consideration when you're digging as deep as you are? You say this is the deepest metro line that's been dug.

It sounds like they're allowing some LLCs and trusts.

They kinda took that away from, from landowners, and they're bringing it back.

But again, do your own due diligence.

But from what I've read and from what some, uh, attorney friends have read, it sounds like that's kind of a game changer.

'Cause a lot of people wanna buy and purchase land in an LLC or a trust just to get the liability off or, or keep it in the family.
