Talk about the importance of a builder that is well-documented, that does not allow work to be done on a job site that can later come back and surprise the client, and the importance of getting the clients to approve work early.
15:30
It's key.
15:31
For one thing, that sets the expectation up front.
15:34
The client is aware of everything involved, and there's, it's not only cost involved, there are, "Hey, is there time involved with this? Is this gonna push back a part of the, of the build waiting on this to happen or to order these materials?" Or whatever.
15:46
So that change order should really define the cost, the scope.
15:52
And if it's a design change, even if it's a no cost, we'll have them sign off just so everybody's on the same page on what it is.
15:59
"Hey, we're gonna switch the back door from a four-panel slider to a two-panel French door." So maybe the French door is cheaper, but, or maybe it's just a, a no cost, but you sign off, and everybody agrees, okay, this is what we're doing because it's a change to the design.

Yeah.

So when you start your process, obviously you need the general game plan to start with because you need to know the HVAC is based upon how that house is going to perform and how it's going to be insulated.
5:15
So you need to know the basics of what you're going to do ahead of time so that you can plan that HVAC system out with your contractor.
5:22
Tighter homes, more efficient homes need smaller HVAC units to be efficient.
5:27
As you plan your insulation and your ceiling package, like you said, it is a sequence.
5:30
It's not all done necessarily at the same time.

It's basically the top of the drywall and where that
