Um, for me personallyI am going to more than likely want to sit down with a buyer and talk to them beforehand and establish that relationship, um, identify the different forms of agency, go ahead and, [smacks lips] um, get the, the buyer ag- agreement signed at that point.

However, that's an ideal situation, and it doesn't always happen that way.

We can make the best plans, but sometimes it just doesn't, it doesn't work out that way.

Um, you'll get a phone call and someone wants to see something, and they want to see it right then.

They're in town, and they, they want to see this particular property right now.

And what a gift that was, and it wound up being such a positive experience for both of us.
