That was a very deliberate move.

We've, we've got, uh, accommodation there for, for eight individual rooms and a common kitchen and laundry, whatever, to house veterinary students, uh, staff that we take on board that is, um, you know, temporary accommodation till they find their own accommodation.

And also, uh, these professors that visit, um, then we can, we can just say, "Come on up and spend a couple of weeks with us," and, um, there's a place to stay, you know.

... what's, what's your sense now? Is it, has it come a long way in that last two years?

Yes, it hasn't changed really at all.

In the process of the MOWID, embryo transfer, Kelsey, it's pretty much the same as it was when I first started in Colorado in 1980.

Certainly the efficiency of the process has increased, but the results have not changed much yet.

The number of embryos we collect per donor in a mold and the pregnancy rates expected from those are about the same as they have been for the last 40 or more years.

What has changed from the business point of view is that the IVF has increased.
