Actually speaking, above structurally the buildings that are there or occupying some of the car parking space that's there at the moment.

I'm not an engineer, but, you know, our understanding is that it would be above the existing property that's there, so literally above the retail precinct, i.e. you get a lift down from your apartment and, you know, you're in your Westfields or Centre Group or Vicinity Centre or other shopping mall.

That's our understanding.

Of course, before anyone... bothers to dial in or text in to you guys on car parking, of course, there will be more car parking delivered and required at these developments.

And developers will be more than happy to provide it because with the scale, if you get the planning right, It justifies the expense of adding the car spaces.

The problem we have today is we have low scale, low height and a high requirement for car parks.

That doesn't add up.

And an important aspect is it would reduce pressure on our outer suburbs.

Uh, this overcomes so many of those shortfalls.

Absolutely, and it's at a much lesser cost to a government that is looking at staring towards a over fifty billion dollar debt burden.

Um, so you know, uh, they're, they're, they'll be limited in how much they can spend and how quickly they can spend it in getting enabling infrastructure into those, um, areas, uh, very far away from, from the central business dis-district and where enabling infrastructure already exists.

This is a way where you can increase the diversity and choice of, of housing.

And to be honest, you know, I've said there's no silver bullet, uh, to addressing the housing crisis, but what the government can do is have comprehensive cascading policies that help to address it.

They're halfway there.

You think of the stamp duty exemption for downsizers.

Yeah.

What lessons can we learn the way they've successfully revitalised the older commercial stock?

Yeah, look, it's tricky, right? It comes down to feasibility and when you consider lower rental rates, if you like, so the per square metre rate, obviously, to rent an Adelaide office is much lower than Sydney's, for example.

So you have that dynamic, what you can charge, and at the same time, what it costs.

So with inflation, with interest rates, where they're sitting today, coupled with a slowing economy, a lot of uncertainty in the Australian economy at the moment.

Businesses not screaming out for more space, if you like, trying to consolidate into less floor plate in nicer buildings and construction costs where they're going.

It makes it very difficult because when you start to work back and consider what rent is required to be paid in order to make it worthwhile, to redo a fit-out or repurpose a building, a lot of times it actually doesn't work.

So there are some economic challenges, but in time, as more and more tenants move to better and better buildings, owners of older stock will be left with a decision to make around invest in their existing aging stock in order for it to be full, get more income, et cetera.

If you could implement one practical initiative tomorrow to keep the city centre vibrant and alive, what would it be?

That's a very good question.

you look and it's not really stats driven if you looked at Messi's stats outside of goals and assists doesn't run as much like you know he's not putting in tackles he's not doing all that he's not having that many shots shots yes go in you know so it's it's it's a much more nuanced sport you can smash a team and still lose three nil like you know so so it is a bit of a it's a sport where not always the best team wins and that can be sometimes hard because your team's doing all the right things and you've got three losses in a row and it's like, no, no, no, you've got to keep the faith.

players?There's a bit of luck, and everyone says you make your own luck, which is kind of true, but some people are unlucky and it's, it's not fair, it's not deserved, injuries and the like.

Um, there's a lot of distractions, even more so today than there was back then, especially when you're in high school, um, pivotal ages 15, 16, 17, you really wanna be, you know, working hard at your football and, and going up step by step, whether it's through youth teams into first teams at, at those teenage years if you really wanna crack on.

Everyone's got a different pathway.

Some people break through in their early 20s, um, and, and that works well for them.

People develop at different stages physically as well.

Um, so there's some late developers, there's people who are born later in the year.

What do you put that down to?
