And one of the, can you talk about the benefits of that? Why you did that? How it helped you scale, but also how, If there were any mistakes, there were any lessons or any challenges to making that transition.
29:04
Yeah.
29:04
So I was called turnkey, like the gateway, you know, like, I don't want to use the bad word, the other word, but like it's the gateway, right? It's like it, it kind of gets you, it gets you that knowledge.
29:13
People, people hear these, these, these amazing stories of these wins.
29:16
Like, my first house I flipped with zero of my own money.
29:20
And like, I, like all, there's a lot of stuff out in the universe.
29:24
That's, I don't know if it's not true or it's just harder than it, it actually, people make it to be.

45:48
I'm wondering if you reflect back on four years ago, like what are some of the big takeaways you had of this, this journey from getting started to kind of where you are right now?
4:00
So now what are you thinking about the proposed rule from the FDIC and the OCC instead?
4:07
Yeah, I say a lot.
4:09
It's been quite the roller coaster going all the way back to 2018 with that first Treasury memo.
4:14
We've had proposed rules and final rules and single rules and interagency rules.
4:19
Since then, there was a global pandemic in the middle of it.
4:23
Where we were setting in 2023 is we finally had interagency collaboration.
4:29
We were seeing a new interagency rule, but that rule was massive.

21 MINS LATER

25:12
And so one last piece that I kind of want to look in is that the changes of what kind of, that the proposed rule is going to consider for community development, what those qualifications are, is it going to be a little bit more digestible for community banks if this does move forward?
1:32
There are people who didn't catch your first episode, so maybe just tell us a little bit about yourself and a little bit of background on, on your investing.
1:39
Yeah, absolutely.
1:40
So my name is Brian Waters.
1:41
I live out in California.
1:42
I'm married, have two amazing twin boys that are 13.
1:45
I was an airline pilot for a number of years, got laid off, became a firefighter for Los Angeles.
1:50
I'm a captain there now.

34 MINS LATER

35:21
And that's not to say that you can't do it right away, but man, it gets so much easier once you've proven the model.

15:23
Uh, I got into the fire service late.
15:24
I was a airline pilot.
15:26
I got laid off in my 30s and ended up being a fireman later in life.
15:30
And so I don't wanna work forever, so I decided to, to, to bridge the gap between retirement early, still getting a decent retirement, and using the real estate to kind of bridge that gap.
15:41
But in a perfect world, I would probably double the size of my portfolio.
15:44
What I've noticed, and this is a lesson for a lot of people out there, the more, uh, what is it, what is...
20:16
What are you focused on solving or scaling next? What's the next real goal for you?
13:24
Where's your main focus right now?
13:27
So my main focus was, I mean, I'll be a little selfish with this answer, but I initially got into real estate because I got hired as a young pilot.
13:35
And at 33, I got laid off and I was like in full panic mode.
13:39
I was married, had no kids.
13:41
And truthfully, I'm kind of glad I did.
13:42
That lifestyle was very hard.
13:44
You're traveling a lot.

7 MINS LATER

20:23
You know, what is your kind of thoughts on that? How have you kind of built a structure on that? And what do you say to people who want to get started about that need to have tenants and engage with them?
