you know, not the realities of it, of getting down there, of having, of convincing the owner to take a subject to deal and explain to everybody really what that means.

Well, subject to you is basically taking it, buying the property subject to the mortgage that's already existing.

So we just basically take it over, take over the payments, the mortgage stays in their name, and we take it over and then make the payments for them.

So what I found is it's better to get their story, why they're selling, and show them the tax advantages of us buying it subject to you and seller finance.

and show them how it can benefit them.

So try to make it a win-win situation for them as well as us and best make a good solution so they know it's going to work out for them.

They're getting a good deal.

Well, yeah, I think, you know, they're showing that he has this loss of – This is how much money, I think the number that had been thrown out previously was around $2 million that he could potentially gain by being Tennessee's quarterback this year between NIL and revenue sharing.

And without this injunction, without playing another year, his value is effectively zero.

Now, he will have an opportunity to go to an NFL rookie minicamp and try to earn a practice squad spot or a full roster spot.

But coming off the off-season surgery, I think that's even less likely than it was before.

So when you talk in those terms of it's either a lot or it's nothing at all, I think regardless of what the merits of the case are or whether the judge thinks that this case will ultimately succeed, the financial risk for the NCAA of it succeeding is significant if they don't let him play.

If they let him play and they still lose, then he doesn't have a lot of financial recourse to go after because he's made the money.

How big of a hire is this going to be for Josh Heupel, who clearly has done a lot of good here at Tennessee, but heading into year six, this feels like a massive hire for the head football coach.

Oh yeah, I think it's a massive hire for Tennessee and it's a massive hire for Josh Heupel because when you're looking at his future, you know, look, I don't think it's realistic for Josh Heupel to be on a quote unquote hot seat.

But it's massively important to get the right person in this particular search at this particular time because we've seen very quickly in the SEC that because of how high the expectations are in this conference, you go from you're just fine, everything's fine to on the hot seat pretty quickly.

And if you look back at the numbers this year, if you have a defense that's 10th in the conference, in conference games instead of 14th, you win two more games and you're in the college football playoff in all likelihood.

If you have a top half of the league defense like you did last year, then you're definitely in the college football playoff and you're in the 11-1 discussion.

So I think it's crucial because your offense is always going to cook.

And in the year where you had your worst offense, you made the college football playoff because your defense was not elite, but it was very, very good.
