8:32
So I just, I just want you to tell us all about it now.
8:35
Sure.
8:36
Yeah, so the last time that anybody, and it was us, did a nationwide study and pu- published it, it was published in 2010.
8:46
So, uh, you know, in the olden days of academia, if something was 5 to 10 years old, it was okay.
8:53
It was just okay.
8:54
You know, that's...
8:55
It took a long time for things to get published.
10:49
[laughs]
44:00
Yeah.
44:00
So that's one thing.
44:01
Uh, number two, families who might choose to either continue homeschooling, which all people do from birth of their children, or get their children out of institutional schooling, who say they now can do it because they have some money from their neighbors' tax dollars, I don't, I just don't think it's going to impact learning very much, okay? To tell you the truth.
44:22
I- that's my hypothesis.
44:23
But now I'd, I'd like to make a philo- a philosophical comment for all of your listeners.
44:28
Uh, one, and, and I'm gonna come at this from two angles.
44:31
One, a biblical Christian worldview, and two, a classical liberal freedom-loving worldview.

6 MINS LATER

51:05
Mm-hmm.
46:26
[laughs]
46:26
So you know what? I, um, I...
46:29
Whether they meet in the middle, I have no idea.
46:33
There, there, there are only two people that know how this is gonna end, and it's Jim Nill and it's Jason Robertson, and both sides have a decision to make here.
46:44
You know, from what we've seen reported and, and what people are putting out there, and Jim Nill acknowledged yesterday they want to re-sign Jason Robertson.
46:52
They want him to be a Dallas Star.
46:54
That is their preference, and that is what they want.
49:05
Uh, hearing anything lately on, uh, on Bourque and maybe how close or far apart him and the Stars are.
16:03
Is that capital gains as a small business or like that 15-year retirement ruling as well? And is that within all of this?
16:11
Yeah.
16:11
So at the moment, there's been no changes to any of those small business capital gains tax concessions.
16:17
So what we're talking about to get into that market is you've either got to have assets of below $6 million or a turnover of less than $2 million to have a chance.
16:25
You've then got other tests such as the active asset test to get in the door.
16:28
But that 15-year exemption that you mentioned is if you own an asset for more than 15 years and you qualify under all those other tests to get there, you basically pay no tax at all.
16:38
So, while there's been no change from this budget in relation to those concessions, the impact on the general discount being removed potentially makes these concessions even more valuable.

24 MINS LATER

40:49
If anyone did, what should we be thinking about?
2:19
In 2019, when you started on this project, you were projecting $160,000 maybe, if that high.
2:26
Probably a little less.
2:27
So we were fortunate.
2:28
We had a great partner, Kane International, which is now Kane.
2:31
I have to mention them.
2:32
Our timing was very stressful pre-COVID.
2:35
It was time to close a construction loan and things went sideways in New York.
3:24
most people would not believe that you have a blended rate in some of the office space as high as $230 a foot.
2:12
In 2019 when you started on this project, you were projecting 160 maybe, if that high.
2:20
On blended.
2:21
Um, probably a little less.
2:22
So we were fortunate.
2:22
We had a great partner, Kane International, which is now Kane.
2:26
I have to mention them.
2:27
Our timing, um, was very stressful pre-COVID.

5 MINS LATER

7:53
I mean, you're a native-born Floridian.
