What is the difference now that you have a 14-year-old and a two-month-old? How does that feel going from that transition back again?

Yeah, I mean, every day is like, I didn't remember this.

There's so many things that happen where I'm like, I forgot all about this.

Yeah, that's been really interesting.

Can you define what that is?

Can you tell us a little bit more about what kind of tax incentives different states or municipalities offer and how much of a difference that can make in the rate of return of a data center?

So a great question, and this is a very hot button issue currently as data centers are on the forefront of a lot of people's minds all across the country.

So sales and use tax exemptions are really the big driver.

And what that means is if I'm building 100 megawatt data center, it probably costs around, historically it's about 10 million a megawatt.

Today it's likely closer to 12 to 14 million a megawatt.

And that's just for the structure itself.

If you layer in the IT equipment, so the actual chips and servers and racks inside the facility, that cost can double or even triple.

But what happens at the end of 15 years or at the end of this takeout? What if the technology has changed so much that the capital cost to retrofit or to make this a current piece of technology just changes the economics substantially? How do you get comfortable with that decision today?
