So talk me through what it actually looks like.

Yeah, we've got a team of 90 people at Metricon that spend a lot of time thinking about this.

And I actually try and inspire them to say that it's harder to find great design on a smaller budget than what it is to have a great, beautiful home on a very large budget.

And that's something that we really do believe, that how can you make a house work smarter? And that's something that we're really, really committed to.

Some of the things we see are having spaces that have multi-use.

A room that might be an office for mum, a playroom for my teenagers where they'll be playing on their PlayStation, but somewhere that can also be another bedroom for when a visitor comes.

Those spaces become really, really quite important.

So, how are you actively then addressing this affordability and not simply just coping with it if you want to expand upon all of that?

Yeah, I think the, the real dis- difficulty of what's happened with these changes is that, that what it's done to the secondary house market.

So what politicians or bureaucrats don't understand is that when there is a decrease in established real estate prices, it knocks the confidence out of people who are thinking to buy a home.

When you build a first home, your dream is to live in it for a period of time, build some equity, and then move on to what your next home looks like.

At the moment, when they see house prices like here in Oran Park decreasing because of the uncertainty that's been injected into the market, it makes people feel very nervous about the future.

... that again, that uncertainty means we don't necessarily get the homes built that the government and the community really needs.

Confidence is the number one commodity that's, uh, important in that, in that formula.

And it was that video that you showed last year, and there was that lady – uh living out of a car you just i don't know why we miss it i mean maybe the media doesn't tell us i don't know maybe maybe the algorithm because we don't look at it enough it doesn't feed us the information to tell us what's going on in our sort of local areas but um but yeah so so so it's yeah it's we need to undo it but so then how did you get involved in this rob how did metric on and i know 2018 i think you you guys originally as a business

Yeah, Mexico's had a pretty long involvement with housing Australians.

And I have to say, you know, Rob, and I've sort of joked around saying this a couple of times to a couple of different people, but Rob has been on this issue I first met Rob Muck over a decade ago, and he's been talking about homelessness and this challenge long before it became sexy and became very, very topical.

So he's been on it a long time.

Metricon did some work back in 2018 to help out one of the projects, which we can talk about in a bit more detail.

Most recently, you know, I attended that event that Rob talked about at Federation Square.

And it was, there was a documentary there that the Housing Australians just sort of put together.
