So how what do you see in terms of vendors racing the expectations from say six months ago when it was peaking to today? Are they meeting the market? Or is there still some resistance around you know, adjusting their prices?

So I bought a lot in Ipswich recently.

Ipswich is a great value point, 35 kilometres southwest of the Brisbane CBD.

Lots of good buying to be done there.

For the most part, it's vendor circumstances.

Whereas before, it wouldn't matter too much.

So is it looking at, you know, the vendor's only owned the property for two years? Why is that the case? Can you look a bit deeper through that to try and understand, oh, well, there's actually issues with the property or the neighbours or the neighbourhood?
