And, you know, this mastermind was not the first mastermind I took that revolved around subdivision and entitlements.

I took a smaller one with a gentleman who I don't think is as widely known, at least in our land investment space, but his main focus was on major subdivides, doing major subdivides with a builder exit.

And I want to do that as a way to maybe have one or two extra deals a year that could potentially generate six, seven figures when you go and sell it.

So I went to go explore that strategy.

And it turns out it's really hard.
