How are you assessing opportunities now and where do you see the returns coming in the future?

look my view is that getting into this market now is very challenging and and I haven't listened to what's been said all day today but I suspected some version of what I'm about to say which is look if you're an existing ship owner and you had all your chess pieces in the right place then you have Gushers of cash coming at you now at levels that we certainly haven't seen in a long time and and that creates I think a degree of difficulty for someone trying to get in, because the only way you're going to get in is pay someone over the odds for them to give you their gusher of cash.

And I guess the big question is, how long is that that gusher of cash going to last? Which can be anybody's guess, right? We have geopolitics, we have governments, we have multipolarity, we have regional issues.

And I, for one, I think these will last.

And when it comes to obviously going back to the beginning of the panel, being disciplined and choosing your deals and allowing to sleep at night, just today we had an opportunity because we also welcome inbound opportunistic investment to finance on a bare boat to two voyages effectively down in the middle east out of the strait of hormuz the numbers um unbelievable on an old ship um and the returns uh you know are obviously uh out of the ordinary but we're not going to touch that i mean you know would rather pass on the opportunity to finance that type and do this type of transaction first of all counterparty risk is a little bit of a question mark and most importantly the risks that you take sometimes you know we're not in that in that kind of business and and in terms of what we do at tufton
