What, what went on last month in June?

I look at this two different ways, and you and I have discussed this many times.

I can look May 20, 2026 to June 2026, and you don't really see much variability.

You see oc- an occasional anomaly here and there.

But I tend to look at June of '26 versus June of '25 because that's gonna tell me, for a course of 12-month period, it's gonna take out the variability and give me a pretty good indication of where the prices are going.

When I do that, I'm pretty encouraged by resale prices over the last 12 months.
