I'm curious, as you started looking to invest your own money in these opportunities, what were some of the, initially as you first explored this space, what were some qualifications that were important to you? What were those things that you were looking for that were non-negotiables? And then what way did you learn from those early on that you carried on into your own offerings as you put your own practice out there?

Well, the first thing that I'd look at is actually the sponsor.

look at their track record, look at their business operations, and certainly do background checks on them.

And from that, then you just get a really good sense of whether or not they have their act together and whether they are somebody you really want to invest with.

And you know, there can be good operators, but do they have good opportunities out there, so the next step is actually betting the particular opportunity that they have for investing and going through.

uh, the whole due diligence checklist, uh, uh, starting with a location.

Is it in a, uh, growth market, uh, in terms of, is the population growing? Is the, uh, employment opportunities growing? Is, uh, the income, the overall income, uh, growing? Um, and, uh, And once all of those things are established, then you really go into the property itself.
