Alistair, why can London offices in particular look like a safe haven compared with some other parts of the real estate market? What have they proven over the years and what will people be looking at them to continue offering now?

Well, I think, as John has said, both in terms of the real estate fundamentals, London's extremely well placed on the global stage to continue to attract international capital.

As we said from the panel session just now, London has seen nearly $150 billion of international capital over the last decade, which is double the volume that Paris and New York have seen.

So there is no question that London has the number one crown from a global cross-border capital perspective.

I think not just at a real estate level, I think the attractiveness of London in terms of a place to live, work and play is also attractive.

I think also the UK education system also often leads to a correlation in terms of those that are educated here, continue to stay and work here, are looking to invest here.
