I think, you know, this potentially, this site, and I think you've outlined it there yourself on some of the parts of the overall plan.

I think that potentially it's a real game changer.

not only for the east of the city, but probably for the city as a whole.

I think it's the first real development that we're seeing that the potential here is to work towards the public transport infrastructure that would, I suppose, alleviate that traffic coming into Dublin Road in the morning, which is a major issue at the moment.

There's a big overload, as you know, in the likes of the Martin Junction and areas like that.

Where are you going to put that? Well,
