Allison CampbellGuestSo are we in a buyer's market or a seller's market? This is probably the question I get asked more than anything else.
According to the August 2026 RPR report for Marion County, we're sitting at approximately five months of inventory.
The report places the market right in the transition between a balanced market and a seller's market.
Now, let me explain what that means without making you sit through real estate economics 101.
Months of inventory basically asks, if absolutely no one puts a house on the market, no additional houses come into the market starting tomorrow, how long would it take buyers to absorb what we currently have available? Right now, that's about five months.
Inventory shot way up around late 2025 and then started to come back down dramatically.
I think people were thinking they were gonna get something that they just weren't gonna get at that time.
So when somebody tells you nobody's buying houses in Ocala anymore, That's not what these numbers are showing.
Meanwhile, the median asking price among acting listings was $293,000, which was actually up 1.2% month over month.
