What Home Inspectors Wish Real Estate Agents Knew | Episode 49

Okay, so as I was telling you just when you got here, our podcast really is geared towards real estate agents.

Consumers listen, yes, but mainly real estate agents.

So I want to throw two difficult questions that I think will be difficult.

First one, we'll start with, what is it that agents do That really jeopardize what you do on the inspection side.

Like, I mean, you're not.

But when do they just need to shut up and move away?

Well, I think it's like.

We do our best to stay in our lane.

And I think it's great for an agent to do as well and don't discount some of the things we say because it can get the agent in some...

We're a very litigious society.

And it can get them in some hot water if they... say something, oh, that's not a big deal or that can be easily handled.

And then the client takes their word for that because you guys are up on a pedestal to them and they trust everything you say.

So what's a big deal to you and what's a big deal to someone else in the pocketbook is huge.

So I think sometimes you should, you know, if the inspector calls out, say a foundation problem or foundation leak, That's not a big deal.

It can be rectified.

But in the mind of the buyer, it may be a $2,000 or $3,000 repair.

But in actuality, when they get a quote, it may be a $20,000 repair.

So I think just making sure that you kind of have a second or maybe a third opinion on that item that's called out just to protect everybody involved.

Right, right.

Because

a lot of, well, even there, a lot of that you refer to a specialist anyways.

Right,

right.

Yeah.

And that's the thing about most inspections.
