Gold is not a legal means of payment in Vietnam.
One of the foundational principles of Vietnam's monetary legal system is that within Vietnamese territory, the Vietnamese dong is the sole legal means of payment, except in special cases permitted by law.
Decree No. 24-2012-NDCP on the Management of Gold Trading Activities As amended and supplemented by Decree No. 232-2025, NDCP clearly provides that using gold as a means of payment constitutes a violation of the law.
At the same time, the Ordinance on Foreign Exchange also requires that transactions, payments, quotations, price listings, and the recording of obligations within Vietnamese territory be carried out in Vietnamese Dong.
For this reason, if a real estate company were to directly accept gold as payment for a home purchase or to record the value of an apartment in gold, that transaction would face very significant legal risk.
The customer first sells the gold to a duly licensed gold trading entity, receives Vietnamese dong in return, and then uses that amount to pay for the property.
Within this structure, Vinhomes receives only Vietnamese dong, and the real estate sale and purchase contract is recorded entirely in Vietnamese dong.
If implemented strictly according to this mechanism, the transaction should, in principle, remain within the bounds of current law.
Because gold no longer functions as a means of payment, it is simply an asset that the customer converts into cash before entering into the real estate transaction.
