and i'll break it down in plain english so that you can better understand what's happening when ownership issues start showing up in your deals so let's jump in so the first term i want to introduce you to is fee simple title now simply put this means when you have fee simple title it is the highest form of ownership interest someone can have in real estate think of it as a premium level of ownership right in most cases it means that you own the property outright And you have the right to sell it, lease it, mortgage it, gift it, leave it to your heirs.
