So here's a live example of a client that we assisted, Shane and Sonia, that we talked about.

Shane worked at Adobe earning $180,000 per year and receives a bonus of $20,000.

Sonia on the other hand works at Royal North Shore as a registered nurse earning $100,000 there with a superannuation contribution of $12,000 from the employer.

They've got two kids at the age of 10 and 12 and a credit card of $20,000 which they barely use and pay off at the end of every single month.

They've currently got an owner-occupied property which is valued at $1.2 million and a loan of $600,000 so that's at a 50% LVR.

They've got three investment properties outside of that valued at $940,000, $850,000, and $650,000, all at a 79% to 80% LVR with not a lot of room to get further equity out.

The final property that they've got is an apartment block that they have to pay strata on of $1,200 every quarter.

They've currently got cash savings of $200,000 that's sitting in the home loan offset account.

Step three, we created a loan arrangement between them personally to the company, making it tax deductible.

And step four, we were able to help them buy a commercial property and use the rental income to pay down the home loan.
