So can I ask you guys and anyone answer? So when you think about last month, why is it that we sold that volume of properties? Because everyone had stock.

How is it that we sold that volume of properties but a lot of agents really struggled? Like what was the point of difference then?

I think for me personally, I feel as though every single client that I had that sold was Had the choice, most of them had the choice as to whether they go on the market or not go on the market.

Some of them didn't really have a choice because they'd already bought and they'd made a commitment to selling.

But of the ones that had the choice to either hold or go on the market, there were a lot of conversations that happened between me and them in the lead up to it.

And I think when it comes to like the number of properties we ended up selling, the clients were very aware of what they were heading into and the conversations were all about giving them options, being very honest around expectations and what the market was doing and ensuring that every step of the process is done properly in order to achieve the best possible outcome that is out there for them.

Okay, can you just take me back a step? What would a conversation sound like with you and a potential seller before they went on the market, whether it's now or say four weeks ago? What are you saying to them?

So I guess, for example, four weeks ago I had – or even like two months ago I had a client who was preparing to go on the market.

They'd made the decision that they wanted to go on the market and the most directly comparable property sold 12 months earlier and I was very honest with them that... yes, we can try and replicate that sale price and hopefully get more.

However, there's also a very strong possibility they may not get that same result and what a buyer might be prepared to pay in this market could be 5% to 10% less than what the last one sold for.

So if they're comfortable with that information... then we should throw everything at it.

Like get it looking 10 out of 10, advertise, have a really good auction campaign, get all of the best buyers there, get the styling looking amazing, get the photos looking amazing and do everything that we can do to control the process.

And if they're happy to invest that money, invest that time and not have a tenant in there, then knowing full well that they may not get the outcome they want, then I think they should go for it.

But if they're not comfortable with that, then they should put a tenant in there.
