Um, the second thing is business and I've been doing a lot of cool things behind the scenes on the marketing aspect growing.

We're going to be adding new sales guys to the team of American landing conference.

I'm going to, uh, we'll, we'll have a conversation and talk about compensation and everything else.

I'm also working on, for those of you who really know me, know that I am a real estate wholesaler and I also do Novations.

And Novations is another kind of a form of real estate wholesale, which for those of you who don't know what that is, that's basically finding a distressed property.

This is what wholesale real estate is, is finding a distressed homeowner um that has really no other options available perhaps it's a pre-foreclosure or some kind of a life event that that's happening maybe they ran out of money on a on a property um But they need to sell at a cash.

It's not for everybody, right? So I don't pitch wholesale, obviously, to anybody who has tall weeds in their yard with a boarded up home.

I mean, it really all depends on what the seller is, what their motivation level is.

At any rate, you get a property at a discount, you tie it up on a real estate contract, and then you go ahead and you resell that contract for a fee to a real estate investor for cash.

You find a motivated seller, but they're not as motivated as wholesale, meaning their house isn't really in, probably it's not in disarray.

They're kind of on the borderline of like, well, should I sell with a realtor? Should I sell it on my own? And a lot of times on the Novation website, They're nicer homes.

But it's a seller that doesn't necessarily want to list it with a realtor for whatever reason.

They're like, I just don't want to spend the 3%, 4%, 5%, 6% on realtor's fees to get this house sold.
