Actually, I've been telling a lot of my clients for several months now because they have been struggling to make their deals stack up where they want them to be because of these additional costs that you just mentioned.

But I've been telling people to put offers in and just leave them, just leave them, just leave them, just leave them.

And In the last couple of weeks alone, several of those offers have been coming back.

It was a no at the time, it wasn't enough for the vendor, and the market has just had its say, and they are now chasing the sellers.

So for anyone who's seeing stuff, maybe it doesn't look great, On the face of it right now, it's only an asking price.

My advice would be to stack it up, do your numbers, factory all these costs, all the stuff that Ellie and I are talking about, work out what it's worth to you and offer on that basis.

There's a very, very good chance that in the next one, two, three, four months, you will get a call back because they can't find an alternative buyer.

He offered 100 a month ago and they called it back yesterday and said yes.

But he sold himself and it was really interesting because, so he wants to do all the work himself.

He's got some situation going on sort of personally as well and kind of sold this situation about what he was trying to do and trying to achieve with his property that's in really poor condition.

A little story about restoring this house to its former glory and all that kind of thing helped.
