Do you build your plans or can we customize a plan?

Yeah, so do you have to build our plans?

Yeah.

So no, you don't have to.

Um, the reason why we have a lot of our plans in our customized ones is because they've already been built, so the margins on those plans are a lot more refined and a lot more leaner compared to a full custom plan.

No matter where you go and how consultants wanna sell it to you, a custom plan will cost you more than an already built design with changes.

And the reason why is because the builder hasn't built it yet.

So when they're pricing it for all their margin checks and all of their allocations for how much materials are needed, they're always gonna put a little bit of an extra buffer 'cause it hasn't been built yet.

So that's a real big thing where it will cost a little bit more, but if you're getting exactly what you want, then you just gotta have to do it because otherwise, by the time you do a n- standard plan and you do all those variations to try and get it to where you're chasing, a custom plan might be the same price point anyways.

Yeah.

Do you know what I mean? So, but if you're just going in thinking that a custom plan will be the same price as a normal promotional plan a builder offers, that's not the case.

They're just two different pricing for it.

Well, I think we, we always say build what you want within reason.

Um, so then what we have found, 95, 98% of our clients have found a plan that is really close to what they want and it just needs a few-

But if you're trying to customize a plan that has minor bedrooms at the front and you want them at the back, start with a different plan.
