This is the September 1st, 2026 episode.

Election Day in America is nine weeks from today.

And as our audience can see, my guest this week is Peter Lawrence.

Peter is Novogratz's chief public policy officer working out of our Washington DC office.

Today's episode is another in our Washington Watch series, looking at possible outcomes for November's congressional elections and what they could mean for those of us in the housing, community development, and renewable energy space.

Now, currently Republicans control both the House of Representatives and the Senate.

But it does look as if one or both of those may flip in November.

Of course, Republicans will continue to hold the White House after this election.

Before I go any further, Peter and I will be part of a webinar later this month that will include a much deeper discussion of the issues we'll discuss today, along with a much better graphic since we don't have any in the course of today's podcast, as we typically don't.

Today, Peter and I are going to discuss at a fairly high level the state of the races for the Senate and the House, and really the state of the races to control the Senate and the House.

We'll also discuss key committees in each chamber and how they could be impacted by the election results.

And then we're also going to discuss housing redevelopment legislative priorities for the rest of this Congress, as well as the next Congress, and how election results will influence that.

This podcast is designed to help anyone involved in community development better understand the possible outcomes and changes that could result.

We have a lot to discuss today.
