Well, I think that, uh, the, the market in Western Massachusetts is a microcosm for the rest of the country.

Um, you know, we've seen a couple of good and healthy things and a couple of challenging things in the marketplace, and so it all depends on whether you're a buyer or seller, and, and I know we're gonna talk about that, uh, a little bit today, but I'm gonna certainly give, uh, my opinion and some advice for the consumers out there.
First of all, if I'm looking to buy a house, why didn't I buy one in the spring or the summer? Who is a buyer in the fall?

So when, when you think about the cycles of, uh, the home buying process during the year, typically you're going to see families that have kids that want to purchase in the spring and be settled in by the summer so that they can have the, the kids enrolled in the, in the new school, uh, for the fall.

You might have folks that are relocating in or just somebody that said, "I'm done renting, and I'm, I'm ready to, to make that leap and, and become a homeowner." And so the motivation is, is certainly, it's a personal thing.

Uh, what I'll tell my sellers out there is anytime we have a buyer that's interested, it doesn't matter the time of the year, let's get them in there and, and make the house as attractive as possible for the prospective buyer.
And Kevin, as we know, even today in some markets it's very competitive, and if you're gonna wanna buy a house, you might face two, three, or 20 other potential buyers.
What about in the fall market? Is that still the case, or is the competition ramping down?

But for the typical buyer, you know, what they have to expect with inventory being, uh, still on the low side, that there are going to be more buyers per listing, uh, than there are listings per buyer.

And so if you see a home that, that you're interested in, talk with your trusted professional, your realtor, about what the marketplace is doing, and just be prepared to, to make an offer if the house is the right one for you.
