okay so i fell into by accident a very unique end of the real estate business in 1980 at 20 years old and that was the area of dealing in seller financing And so I started in 1980, my wife and I married and moved here to Dallas-Fort Worth in 1982.

That's the guys that had the ugly house billboards, right? And so I dealt with a whole bunch of real estate investors in my career.

My first book that I wrote was a book in around 2002, and it was called Streetwise Seller Financing.

And by the fact is you and I've had another conversation about that as of recent, right?

So we're pretty good at the real tacky things that you need to do right to make sure if you seller finance a property, it's going to end up being a good loan.

And then I've written a lot of different paperback books about different things like creative financing or how to close a deal in a different way or things like that.

that I've done that are, that I really didn't, to be perfectly honest with you, I didn't write the book to go put it in the bookstore.

I wrote it for really my people that were my audience who were real estate investors.

And in that little space, I'm fairly well known as kind of a creative finance guy.
