Uh, and then the second dropout, I ended up, uh, transferring and, and, uh, playing football at a small school in Ohio.

And, uh, I wasn't there too long until, until I had double hip surgery, and that was, that was the end of, end of that.

So like you're saying, I was in the mortgage business, had three full years of originating and made good money doing that, accumulated some rental properties.

Not just commercial real estate in general has been in a weird spot the past few years with interest rates doing what they've done and cap rates expanding and values just plummeting because of that.

So take us a little bit deeper on that journey and how does that work, you know, flipping? Sure.

Obviously, house flipping is a way to generate cash, but it's not a way to generate wealth.

My strategy there was I would flip houses and let's say that I own 50% of the company.

Let's say that we did a flip and made $70,000.

My cut would be $35,000.

I would take that and I would deploy it into... take a little bit to live on, but I didn't need much.
