Isn't it 140% depreciation now?

So it was 40%.

Now it's back to 100%.

That's maybe where the 140 came from.

And so what that means is if you buy a piece of real estate, you can use what's called a cost segregation study, which means they take the value of the home.

And basically, if you turned it upside down and shook it upside down, all the value of the stuff that isn't the bones of the house, And you can take all of that and accelerate that into the year you place it in service as a rental.

Usually that ends up being about 25 to 30% of the value of the property.

What are some of the things timing-wise, administratively, That you have this reputation of putting people at ease.

Mm-hmm.

You look like every other business owner that's at your size.

And so you wanna hire the people that have seen your problem 1,000 times, and they can tell you exactly how to address it.

And that's, that's how I li- I, you know, I, I can do the tax side of things and the accounting side of things.

I do that for myself in the other are- the other areas of my business, and that's served me well.

They get us the information that we're requesting timely so that we can make sure that their books are up to date, their tax plan's actually getting done.
