How'd it start? How'd your real estate business start back
1:45
then? So I was like 29 or 30.
1:52
I'd buy in rentals and I was in corporate life.
1:54
I moved like eight states in eight years.
1:56
I was moving up the corporate ladder, loved my career.
2:00
And then I'm the oldest of four kids.
2:03
When I woke up one day, I got a call that my brother had got diagnosed with cancer and he was in high school.

And I also appreciate the fact that you lend where you know and where you bought 1500 properties and you don't need to expand to Texas or Denver, right? There's enough to be done at home, which is something that Jason and I have been hammering home to our lender audience forever.
6:45
You got some good drugs for sure.
6:47
So actually, I got whole stories of that.
6:49
But I didn't really like talk about this till last year because I finally got enough help that like I'm overpassing.
6:55
If anyone wants to judge me, then go for it.
6:57
Yeah.
6:58
But meeting people in there and going through the process and I got a lot of help last two years to make sure I never fell back in that trap.
7:06
I realized what was important to me.

And so I just wanna show you a framework today so you guys can feel a little bit more confident about how to reverse engineer your revenue goals.
0:09
Internally, we call this the scale framework.
0:11
So step one is we need to select a marketing channel that fits our goals, our budget and our market.
0:17
Then we have C for calculate.
0:18
This is where we reverse engineer your numbers so you know exactly how many leads and how many offers you need to make and what to spend to hit your projected revenue goal.
0:27
Then from there, we allocate our budget, we launch it, and then from there we track KPIs and we optimize and adjust from there.

And you're gonna hear me say the word industry standard stat, okay? So I used to be an oil trader back in the day, and I just like to give this example.
19:29
Sure.
19:30
And so when we went to Toledo, we interviewed a few big property management companies and we said, "Hey, we're gonna launch this market.
19:38
We're gonna wholesale, we're gonna flip, and we're gonna hold rentals, and we want you to be hand-in-hand with us." And they were-- Now they're our property manager.
19:46
They walk all of our inspections.
19:48
They list all of our retail leads, and we get a commission.
19:52
Their GC turnkeys the flip, list it with their own agent, so we never have to be in the actual market.
19:58
That is how I would recommend starting out if you're launching a virtual market.

33:17
Yep.
6:57
Yeah.
6:57
Um, but meeting people in there and going through the process, and I got a lot of help the last two years to make sure I never fell back in that trap.
7:06
I realized what was important to me, and so many educators out there push people to move at a speed that is not realistic, and then you make all these poor mistakes.
7:18
Um, and ultimately when I came out of that, we, I was like, "Hell, fuck this.
7:23
I'm going back to my job.
7:24
Like, I don't want to deal with this anxiety attacks, whatever." So I called my father at the time.
7:30
I said, "Dad, I got to move home.
9:14
Lee Dominique.
1:11
How did you find these hedge funds? How did you find people to sell to, uh, that work for them?
1:16
Yep.
1:16
So this is what I do.
1:18
I go into the MLS.
1:21
I search by cash-only transactions, and then what I do is I do it by zip code first.
1:27
I don't do, like, the whole county, 'cause that would be overwhelming.
1:30
And I would do, like, a contract close date of just, say, the last 30 days or 45 days, and then I'll do, like, a typical zip code that a lot of landlords buy in, and then, so I'll start with that zip code.
6:27
Can you talk a little bit about that?
