July 4th, 2021, the demolition of what remained of the Champlain Towers in Surfside, Florida.

Remember those condos?

Yeah, yeah.

okay In Myanmar, there was a military coup.

There was a collapse of some condominiums, Surfside, Champlain Towers, South condominiums just collapsed in Florida.

98 people were killed.

Florida is falling into the ocean, let's face it.

remember, there's always pockets of neighborhoods.

So look, there's Miami Beach, and then you could say there's Surfside and expensive homes.

But look, you have North Bay Village in Normandy, which is going to end very affordable.

The condos in North Bay Village, extremely affordable.

And then because of traffic or you had to be in a location that everyone says is the most popular where your kids go to school, like an hour away now you forgot the point right yes so your kids come home maybe they play sports you spend 10 minutes with them they do their homework eat and you go to bed that's not a really great lifestyle right i think that's uh

that's so true and i think that's

affecting a lot of people in miami because they're like i got i gotta be in this prime neighbor i gotta be in the grove on this street i gotta be in miami beach and south of fifth yeah but You know, if your kids go to school super far away, like country day, why didn't you look at Miami shores? Why didn't you look at other areas? Why didn't you look at Surfside? Because you're just going to be trapped in traffic.

And to me, that's not a great life.

Regarding anti-Semitism and anti-Jewish hate, a recent study of over 2,000 young American Jews aged 22 to 40 indicates that while 75% incorporate Judaism into their lives, 39% are pulling back from Jewish communal spaces due to the current social and political climate, with nearly half citing hostile conversations surrounding Israel and the Palestinians.

In Surfside, Florida, Mayor Shlomo Danziger stated that an individual accused of assaulting a visibly Jewish man had a prior history of harassing Jews in the area, urging the State Attorney General to pursue the case as a hate crime.

New York City Council Speaker, the first Jewish speaker, spoke out against rising hate crimes and antisemitism, referencing a personal connection to an attack on Central Synagogue.

On the domestic political front in Israel, Prime Minister Benjamin Netanyahu's election season stunt of publicly sharing his personal phone number resulted in immediate technical issues, with his WhatsApp account being blocked due to the volume of calls and messages.

Lenders don't want to take the unit as security for a loan if the unit's gonna be in disrepair.

And we only have to look back at twenty twenty-one in Surfside, Florida, when the Champlain Towers South collapsed.

It was a condominium unit that had deferred maintenance and the entire building collapsed, killing several people.

And it put a tremendous spotlight on these issues of deferred maintenance.

But why is this happening, Jeb? Why now? Two big things.

And, um, most people, if you weren't looking at buying a condo, you don't think of this, but as soon as I say it, you go, "Oh yeah, I remember that." So, uh, what was it? Three years ago in twen-2021, um, you had that Surfside collapse down in Florida.

It was an old complex, high-rise complex.

It literally collapsed.

And so that cost has to get passed along, and if it's not getting passed along, somebody's eating it or you're, you're, you're shorting it in, in some way.

And so that's, that's how you get in these positions.

So the important part, Jeb, is that Surfside collapse didn't just change Florida's rules.

It forced a really hard look everywhere.
