well again that's a great reminder to us the importance of worst case because you know if you train for what you normally do every day is that going to be enough for you know the vegas shooting hurricane and etc so i think it's a good reminder

yeah and then down here too you know you throw in you're in you're operating in south in you know south florida or southwest florida there but um you know during surfside when the surfside collapse happened, we were in our own backyard.

We were on Miami beach and we were having teams come from, you know, from the North and also from way out West.

Every chance that I've ever gotten to do a talk, or a conference i seem to have this infatuation excuse me with a situation that happened in miami many years ago i forgot the exact date and year but you can look it up now always people are talking about the the surfside condominium disasters i know people who are watching this show that are regulars they're probably tired of hearing that reference by now But any time I've preached, any time that I've done a talk, any chance I've gotten to speak to a group of people in a coaching or mentoring setting, all of the above, I've always mentioned this at least once.

It was several years ago.

It's driving a lot of people out of this kind of living environment because they just can't afford it.

In Florida, that's a major problem after the collapse of of the condominium Champlain Towers in 2021, 2021.

I don't know if you're familiar with that story.

It was a pretty tragic event, killed 94 people.

Mascot Towers, the failure and evacuation happened, I think it was 11 or 12 years after it was built.

And then Champlain Towers was 40 years after it was built.

So what is going on? Again, I'd suggest that it is this gap in understanding how to look after your building in a proactive way.

As it happens, the mascot tower's meeting minutes showed that they knew about the issues long before they entered the

is it.

Now, actually, I mean, it's based on a horrible tragedy that happened five years ago, so we need to make a point right now that we're not trivializing the tragedy that occurred five years ago with the Champlain Towers at Surfside.

But we kind of we're going down a rabbit hole with some of this stuff again.

So we just we got to talk about it because for one, I want to talk about just because it has had such a profound long term effect on real estate in Florida, particularly South Florida.

And so how do we never let this happen ever again is what the people in charge said, right? And so from that day forward, the legislature began to say, okay, how are we going to prevent this? And we're going to put laws in place to prevent this stuff.

And so now we're in a situation where there's regulation around this stuff.

And most of the buildings were in a similar environment that the Champlain Towers were in.

They just didn't fall down and collapse.

You're fucking kidding me, man

... [laughs] and actively worked through the rubble, uh, of the Champlain, Champlain Towers, uh, south collapse.

I mean, he never owned or r- rented a unit in Champlain Towers is what they're saying.

He probably owned the whole thing.
