We've definitely come across companies that we've worked with and that has been their biggest problem and they've ended up with either way too much space as the company's changed or just not enough and they can't add in more.

A good example of that actually is in 2010, In 19, we did Southern Cross Healthcare.

And at the time, that was based on around, I think it was a pretty high ratio.

It was during COVID.

Is that New Zealand dollars or US?

So that's 3,000 a year, and that's Southern Cross Health Insurance.

And I have used them.

I'm not going to list off the procedures, but any time I see a lump or a bump, I'm straight to a specialist.

I thought we could kick off with a little bit about your journey before Southern Cross and to Southern Cross and about Southern Cross.

I wanted to, you know, when you're in London, you make that decision, am I going to stay forever or am I going to come back? And I didn't want to come back just for New Zealand's sort of beauty.
