What governs, under what authority do we find land use and regulations?

That's a fair question.

It really starts with the Municipal Planning Code, which is the MPC, and that is a piece of enabling legislation passed by the, the General Assembly.

And I think, you know, I'm not a great historian on this, I, I believe it was sometime in the 1940s, and that then passed down and, and functionally delegated the ability for local land use to be determined through what we call zoning now.

And what it has, it has some minimum ground rules.

So it'll have certain types of ground rules related to how you publish notice that there would be a hearing for municipalities, or what the requirements are for people on a zoning hearing board, or what types of cases your land use administrator would hear, and, you know, the requirements, certain types of requirements for timing for a building permit or things of that nature.

And then everything else, it lets the local municipality determine that, whether that's a borough or a township.
