So Chris, what is a self-builder?

So a self-build will come onto the definition of what actually a self-build is, but it's probably worth us talking in the first instance about the Self-Build Act and how that was created.

An MP called Richard Bacon pushed forward an Act of Parliament to enable people to self-build their own house more freely.

That came into effect in 2015 and was laterally amended in 2016. and in essence the act creates a need for councils to understand the level of need in their area through a list the council are required to um keep and that then informs how many plots the council should then be given planning permission for and when we say a self-build we say it's uh it's not a developer house it's a house that is designed by the occupants who intend to live with their families within that dwelling

You can self-build within the settlement boundaries.

In fact, I think a lot of councils prefer you do.

But the Self-Build Act in terms of the architecture of rural living is a way to help in that balance in planning terms to get you outside of the settlement boundary and into the countryside.

Yeah, definitely.

So I guess it rather comes down to tip number two, do as much research and planning as you can before you actually start.
