So these are all the metrics that we're looking at ensuring that we're getting it right, because we know that the likelihood is when you're in exactly that, the 30%, investor owned market, 70% owner occupiers, that your likelihood is going to be that it's an owner occupier that's going to buy it.

Now, they're attracted to those properties as well because they're buying something that has got less expenditure risk for them.

Now, New Build has a stigma, has a bad rap for a reason, right? What are some of the things that you see people can get wrong if they're trying to do this themselves that would make you think, gosh, outside of the tax treatment or even with that involved, if you're going to buy something like that, you're better off buying an established property?
