Yeah.

Now I'm just a sourcer, and it's growing arms and legs, and we're doing more volume.

But I've got the data of what I was sourcing and the makeup of it, and what's interesting is there was a 23, 24 loads of co-sourcing.

Into 2025, we had to hire someone to actually be on the front end.

Then it led into, and it, it wasn't just that, we were doing loads on market, but our own deals.

2026 has absolutely dominated.

We do hardly anything on the market anymore.

Is there demand there that that's a potential? You know, the rents are good the now but still increasing.

What is your answer to that? What is that?

I think you almost need to give it context and understand the bigger picture.

So if I'm to zoom out a little bit.

I touched on it towards the start of the podcast in 2008, Aberdeen was growing, the rest of the UK was on its knees and historically since the oil, first oil was found in the 60s, came out the ground in the early 70s, since then Aberdeen's been boom and bust, basically really tied to the oil and it's almost gone opposite to the UK in terms of when they've crashed and whatnot.

So Aberdeen obviously crashed hard in 2015-16 and this time instead of it staying down for two or three years we're now 10 years later and as far as I'm concerned we're in a flat market we're not falling we're quite flat we're quite stable I'm talking purely about the sales side because the rental side's been growing for six years now in Aberdeen but I'll come back to that so what's different this time there's a few things that are different this time and some of it's political you know that you know it's probably it's all over the news you know reforms making a lot of noise in the scottish parliament about you know you start drilling s&p don't want to drill the greens don't want to be fair i think the only i think the tories and the v-form want to drill the tories are quite about it a bit yeah pussyfooted that's maybe a bit of a horrible thing to say but they're a bit you know a bit timid about it that's the right word timid and reform a bit more ballsy about it.
