RV park

The plan calls for 376 detached single-family homes and 288 apartments, 664 homes in all.

Add the RV park, about 50,000 square feet of neighborhood commercial space, clubhouses, pools, playgrounds, pickleball courts, dog parks, and a trail system that connects into Fred Poppy Regional Park, Staff recommend approval, with conditions.

The thread to watch is the road.

The applicant has promised to extend the Heritage Parkway south from Malabar Road to the project's main driveway, but the packet cannot agree with itself about when.

The drawings can move the road or provide a provisional phasing schedule.

So the open question is simple.

Can all 376 homes and the RV park open before the parkway extension exists? The packet does not settle it.

What the packet does not price is just as important.

And we weren't quite plus enough for him, so...

We were renting a spot in RV Park with a 40-foot fifth wheel now, so it's kind of hard to get up in the morning when you're living in lack of luxury.

We watched the Mike Tyson fight on Netflix this year, or last year.

Yeah, streaming football games.

And for me, if there was a decision you could take back, like going back to college- I would take that leap of faith instantly.

Um, so moved out there, started running the laundry mat, and then got into RV parks and multifamily shortly after that.

So kind of a roundabout answer, but, um, you know, our goal with the laundry mat was to roll up laundry mats and have an exit to PE or a single family office.

And ultimately we just really didn't enjoy that asset class.

Okay

... and, like, I think we bought it for, I mean, only 1.6 million.

Um, but the nice thing about RV parks and kind of why we got into them is you see ...

If you look back, um, whether it's private equity or real estate, there's a lot of opportunity with buying from mom-and-pop operators and coming in-

You can empty your tanks there.

At other locations, they are actually putting in almost like small RV parks.

Yep.

So a good example is right here in good old Angola, Indiana, right up here, US 20 and 69.

So here we go.

Coming up on 2027, what are some changes you're seeing in this RV park space that you like or don't like?

So I think, um, One thing that I do like is just obviously we look at RV parks as an affordable housing play.

And I think with just the macro headwinds of where we are as an economy, where we are as a country and a world, I think a lot of trends show that.

Through employment, population actually declined across the U.S.

[laughs]

... don't make eye contact, just dump that thing and get the hell back over the other side of the RV park.

[laughs]

I don't wanna hear about it.

[laughs]

But Jim and Amy, you guys have talked about an awesome story, experience you guys had about someone encroaching on your space in an RV park before.
