And I think, look, I'm not a property expert, but I think if you look at what property prices have done in the last few years, you look at demographics, you look at immigration rates, you look at where the centers of population are, you would think that the significant gains out of the residential property sector that people have seen in the last 25 years are unlikely to happen, at least in the next five, 10 years would be my gut feel.
