... three days later is my birthday.

And my birthday has always been something that has been, you know, kind of...

I don't necessarily really care about it, but it always been something where my mom would always call me and say, "Happy birthday." Um, and so when I lost her, I had a very tough time, and my wife had basically just said, "Hey, I think you should just kind of take a trip somewhere and just, just go somewhere and just go and think and be somewhere." And so, you know, I took a trip, um, I took a trip up to Traverse City.

Um, and on the way there, I was just looking for things to listen to on the way and just making stop at breweries, you know, on my way there.

And first, I came across, um, Good Job Brain, and I had been listening to that for a little bit, but I got really, like...

It was like, "Why do I have to listen to every fifth episode?" It was like I love their stuff, but it's like I want trivia.

[laughs]

He's also the former head of the Financial Markets Authority.

I think we're at a crossroads because capital markets is broadening out, partly through KiwiSaver, but partly through the democratizing effect of something like Sharesies.

And I think there is an instinct to want to invest locally if possible.

So I think that's a recent development.

And I think, look, I'm not a property expert, but I think if you look at what property prices have done in the last few years, you look at demographics, you look at immigration rates, you look at where the centers of population are, you would think that the significant gains out of the residential property sector that people have seen in the last 25 years are unlikely to happen, at least in the next five, 10 years would be my gut feel.

And I suspect the politicians of various shapes and sizes are also starting to morph towards that.

some sort of land tax, capital gains tax, wealth tax, call it what you want, but that is likely to make people think twice before putting all their eggs in that basket.

Do you have any ideas about that? What would you do to incentivize more of that money to go into local capital markets?

Um, well, I didn't even hit the clue until he brought that up as an answer, because I didn't know it was a dance.

And so the whole robot overlords and kind of suck, that's what led me to the vacuum cleaner, and the only vacuum cleaner that seems to be a robot that kinda sucks-
