So can I ask you about the nature of them? If I head on to, for example, Google Street View, I can navigate a town centre.

If I head on to Rightmove, which is the main property for sale platform here in the UK, I can click on various apartments or a house.

So look in the bedrooms or the bathroom or the kitchen.

Is that what we're talking about here? Are we talking about something far more advanced VR headset on and we're using controllers to navigate? How does it manifest itself in reality? What are parents seeing when they take a virtual tour?

Now, if you go on evaluation, lots of agents say the same things.

They'll go, we do professional photography, we'll put it on Rightmove, we'll put it on Zoopla, we've got loads of buyers for you, we'll match it out to our database.

And all these things sound really, really similar.

So what we want to do is kick away from this as much as we possibly can do and to make you a field of one.

That's literally the goal of this video.

So therefore, have a framework for your listing and selling of properties that is unique to your business.

So for example, instead of saying, you know, we're going to list your property on Rightmove, list your property on Zoopla, we'll self-progress it through to get it through to completion.

Okay, actually, we've done this so many times now, we've actually perfected our process and we call it our move formula.

Selling the property is only half the story.

An estate agent these days, with the emergence of Rightmove, Prime Location, and all the big property portals, selling the property isn't necessarily the difficult thing because somebody goes on Whether or not you're a two-man band for a local estate agency or you're Knight, Frank or Savills, your property is going to come up on a right move search.

Securing a good agent is about getting an agency that's going to negotiate well on your behalf, but you only really see a good agent after the sale's been agreed.

Any agent can sell a great property.

And, you know, within four weeks, they're trying to get me down and put it for 950.

And, you know, I'm unhappy with it.

As a vendor, it takes 10 minutes to have a look on Rightmove just to get a rough idea.

You know, the agent come around when I was sitting here and they all said, what do you think your property is worth? And I just said, well, that's why I've called you around.

I ended up getting rid of my personal mobile phone because I was just always on the work phone.

Oh, yeah, and I bought myself a DSLR camera because I was going out taking my own photos, and I got myself a half-price subscription with Rightmove or whatever it is.

I'm probably not allowed to say because some do not disclose for a year, like everyone does.

And I got myself up the road, and I set up ISIS estate agents with no forethought, certainly with no foresight that ISIS was going to come.

You know, it's quite good to be reassuring.

But just saying interest rates held doesn't tell people enough, doesn't tell people the story.

Just saying property prices up 2% according to Rightmove.

great but you know it's tell people what it means from the price up two percent inflation's up three percent so your house is worth less than it was a year ago in real terms yeah in real terms so you know you can tell people what is you know it's what is it lies damn lies and statistics but it's um you can you can find you can always find an angle that makes your piece more interesting or helps or helps illustrate the piece that you're that you're telling

That includes Samsung, Forexpo, Walmart, Eli Lilly, Mueller Industries, SpaceX, Tesla, ResMed that do these sleep apnea machines, Lockheed Martin, Airtel Africa, Shopify, Symbotic, which is an American company that's very similar to kind of what Ocado are doing with these robots that are picking people's shopping machines.

There's Zotus, we looked at Halma, we looked at Intuit and we also looked at Rightmove.

So it's been a really busy week as always.

And the aim here is to try and identify any stocks that pass all of our tests.

And technically, there's lots of affordability calculators.

There's one on the Rightmove website where you can... play around with the amount of deposit that you've got, the monthly repayments you can afford.

It will tell you how much you can borrow, but it doesn't necessarily tell you how much you can afford.

So how would you advise people to set the right budget for them?
