What really grinds my gears is these people that buy hundreds of thousand dollar boats and caravans and park them on residential streets that are tiny as.

Still not too many investors in the market in that particular time.

The smart sort of investor money for houses was going into the likes of Ipswich, Redlands Bay, logan moreton bay etc the affordable area is still still in that area and then obviously we've had the budget news and i actually do feel quite sorry for some of the people who did leverage up because we actually have seen houses contract quite a bit since then and so When we talk about a property crash, I've defined that crash again on the podcast before as anything below 20%.

And so we're certainly not at those sort of levels at the moment, but we have seen the first monthly decline in over three and a half years in Brisbane.

So really the breaks have come onto the property market and we've seen prices down 0.2%.

There still will be markets that do okay.

I still think the affordable unit areas will perform quite well.

Some of those areas sort of like to the north, Redlands Bay, Moreton Bay, some really premium areas there will perform okay, but we're not going to see stellar outperformance like we've seen.

And I certainly as an investor wouldn't be looking at it simply because the deal economics don't make sense.

Such a long time ago and I think I did one in Redland, not Redland Bay.

Runaway Bay? Yeah, maybe Runaway Bay.

But yeah, I was really happy with how I went in those.

Let's start with yours.

At 24 to 11, Steve at Redland Bay says, you know, Gary, talking about nuclear, he said, you know there's a nuclear reactor in Sydney? It's the only one in Menai.

In fact, when I was a kid, I was born in that part of Sydney.

I'm an old Queensland family, but I was born in that part of Sydney and I was very aware of it because a guy I went to school with, his father had come from England, brought all of the English tech about atomic energy and helped to build that facility.

So we ended up moving to BrisVegas.

Specifically we moved to Quandamooka country up in Cleveland, like Redland Bay.

So it's basically southeast from Brisbane.

And you know, as someone who's never really heard much about Australian cultures aside from the beach, you know, the hot Aussie boys that go surfing, kangaroos.

stay away from those areas where you're going to see lots of house and land coming on but it's going to be a hard sort of environment over the next year maybe a little bit longer to hold these properties but obviously we had the budget which kind of reassessed things and kind of halted melbourne's like drive and so it could be that a state government change could be something else that does you know shift the landscape but if you can look at these sort of cash flow players like i've talked about but then look at these kind of value add options like house areas where you can do subdivision value uplift away with the items that you can control as an investor there's going to be great opportunities like sydney and melbourne as well and so that's why i'm ranking it as an a and so while the obvious sort of situation and you know i've talked to a few investors here is going towards that sort of domain sort of model where you're seeing perth adelaide brisbane still coming out the strongest and where people want to put their money as a contrarian type investor you've got to go where it's uncomfortable and buying and doing things that other people aren't doing because that will reward you when you come back.

Again, probably the easiest way to look at it was looking at Brisbane in between 2010 to 2019, where every year it was looking like it was going to be Brisbane's year, Logan, Morrison Bay, Redlands Bay, wherever it might be, and it didn't come.

And so it looked like Brisbane was never going to grow again.

Now, we obviously know that just doesn't happen.
