Federated Farmers, Weed and Pest, Crownland, Meat and Wool Chair, the man of many hats, Richard Dawkins, joins us now.

Richard, welcome back into the Rural Roundup.

Yeah, thanks for having me, Aaron.

We relinquished the idea of visiting Pest, as Agnes was only able to travel the day before the vessel started.

This she greatly regretted, as she disliked beginning the journey on Sunday.

After attending service in the well-filled Evangelical Church, we started from an exceedingly handsome station at two o'clock.

We had a discussion with a Viennese on that subject, and he told us of a conversation he once had with a Jewish lady about the characteristics of her nation.

And a lot of the people that came out of Pest have expectations.

And they also have expectations for repair.

They're a complete fantasy.

And then there's some sunk costs with always buying property, you know, that you didn't expect to have to fix the hot water system and fix some leaks on the roof.

And even a building in Pest didn't pick that up, so you weren't expecting that.

And so, yeah, I think the transaction costs really burn this sort of – short-term trying to make money in property, particularly now when you include capital gains tax for

investors.
