What's going on, Dan? Hey, guys, I overheard something right before the break.

I got to call Rami out for being a fake Yankee fan.

We are expecting more severe weather effects in Long Beach, Lido Beach, and Freeport, but that could also include any place on the South Shore in Nassau County.

In coastal communities like Patchogue, people are heating the warning and preparing their homes for this storm.

There is already a small amount of water on some of the southern streets in the Suffolk town.

People who live there say this is typical, and once the storm comes through, they expect the streets to be filled with water.

Very forward-seeing.

Or Patchogue, same type of thing.

Do you look out for these type of communities and then start looking for opportunities? Or do you find an opportunity and then start working with the municipality and say, "Hey, listen, what are the odds of us getting a rezone or turning this into an overlay district or something like that?"

Both, really.

But yeah, so I'm on Long Island.

I have been born and raised in the town of Patchogue, for those that know it.

born and raised, I did leave a couple of years ago.

My family and I did move down to Costa Rica for a few years, about a little under two years.

Yeah, I know.

It was somewhere- I was like, somewhere in the middle of the LIE and Patchogue.

No, it was, it was, it was merging onto Sunrise Highway, actually.
