So what we've seen in terms of rentals is the fact that The ROI with Dubai South is a longer term play because a lot of the factors that would impact that are to come.

The things I touched on with Expo City and Palm Jebel Ali coming.

So for an investor, it's more of a longer term play.

So you're not going to get huge ROI on that right now.

You know, when rental demand comes from Expo City thriving, when rental demand comes from a thriving Palm Jebel Ali, that's when you're going to see the real appreciation of it.

Now, in terms of what have I seen in terms of rental prices with what we're going on, what's been going on this year? Yes, of course, that's been impacted.

Of course, it has been.

A lot of people might be saying, "Is the Palm still dominating in 2026?" Well, it's important, but the wealth, it is being spread around.

MBR City had 48 villa sales, and your beloved, uh, Palm Jebel Ali, 43.

That's right.

And, and obviously Palm Jumeirah, the big daddy, well, that recorded 28 villas and another 35 apartments above that $10 million mark.

But again, what you don't have is a lot of expensive off plan launches that are happening.

That said, you know, Nakheel launched Frond F of Palm Jebel Ali, you know, probably only 50, 70 odd units.

They all sold out within a day and they were priced between 30 and 50 odd million dirhams.

So there is still demand for that high end kit when it's coming.

Even the apartment market was up there, the biggest one being 45 million on Saadiat Island.

And we should talk about Dubai because aren't we seeing the Palm dominating everything? Because the Palm is still pretty much the headline act with a 170 million Durham villa selling and also an apartment for 98 million dollars.

Yeah, you know, I love the Palm, but it's not just the Palm because you do have great deals elsewhere, such as 134 million was achieved for a villa in Emirates Hills.

Palm Jebel Ali got in on the act where there was a villa sold for 105 million.

The local area of Jumeirah, that was 85 million and Jumeirah Islands with 70 million.

And get this, Craig, somebody paid just over 100 147 million just for a plot of land in Jumeirah.
